Sprinkler Blowouts and Secondary Water: Winterizing Utah Irrigation Before the First Freeze
When to blow out Utah sprinklers, how to winterize secondary irrigation and a backflow preventer, and which freeze damage insurance actually covers.
Blow the sprinklers out and drain the backflow preventer before the first hard freeze — and pay closest attention to the parts of the irrigation system that live inside the house. A cracked backflow assembly in the yard is a plumbing repair and a wet lawn. A split irrigation stub-out in an unheated garage, or a frozen shutoff on a crawl space wall, is the same system on the house side of the wall, fed by full pressure until somebody finds it. That's the version that turns into a restoration job, and September is when there's still time to prevent it.
What actually freezes, and why it breaks
Water expands roughly 9% when it turns to ice. Inside a closed pipe that expansion has nowhere to go, so it splits whatever is holding it — brass, PVC, poly, or copper. An irrigation system is full of places where trapped water sits through a Utah winter:
- The backflow preventer — the brass assembly above ground where irrigation ties into the water supply. It's the most freeze-vulnerable part of the system, standing in open air with water sitting in the body.
- Above-grade risers and valve stems at the point of connection.
- Heads and lateral lines in shallow trenches, especially where lines were run high over rock or utilities.
- The indoor side of the connection — irrigation stub-outs and shutoff valves in garages, crawl spaces, and basement utility rooms.
That last one is what floods a house. Garage irrigation stub-outs are standard construction in newer subdivisions across Lehi, Eagle Mountain, and Herriman, and they run through the coldest heated-adjacent space in the home. When one lets go it isn't draining a system — it's discharging house pressure into finished space.
What does a burst sprinkler line actually do to a basement?
One we ran recently is worth describing, because "a sprinkler line broke" sounds like a wet lawn, and that is not what this was.
A sprinkler line let go at a home in Bluffdale — our own backyard. The water never spread out across the lawn. It found the window well, filled it, and came in through the basement window. By the time anyone caught it, the entire basement had flooded.
That job didn't end with extraction. The carpet came out and so did the pad underneath it. The walls took a flood cut — drywall cut back above the water line so the cavity, the insulation, and the framing behind it could actually dry — and then all of it had to be rebuilt. A big job, out of a line that had been running wrong outside where nobody was looking.
Which is the real argument for checking the system on a schedule rather than thinking about it once a year at blowout time. Walk the zones while they're running, a couple of times a season, and look for the things that become this: heads that don't shut off, soggy strips along the foundation, spray hitting the house, and standing water in a window well. A basement flood that starts at a sprinkler is almost always a window well story — the same path behind monsoon-season window well flooding.
When should Utah homeowners blow out sprinklers?
Before the first hard freeze, not after it. On the Wasatch Front valley floor the real deadline is late October — September is early, but early is the point, and there's no advantage to waiting. At elevation the deadline moves up: Heber City and Midway sit high enough that cold air pools in the valley overnight and hard frosts arrive weeks ahead of Salt Lake County, so homeowners there should be scheduling in September rather than treating October as the window.
The common mistake is holding a late-October appointment while the forecast moves. One overnight low in the mid-20s is enough to crack an exposed backflow assembly, and blowout appointments get scarce as October goes on. If a cold snap arrives before your scheduled date, do the interim version: close the irrigation supply valve inside the house, open the test cocks on the backflow so the body can drain, and insulate the assembly. That isn't a full winterization, but it protects the exposed, expensive part.
Close that indoor supply valve for the season regardless of when the blowout happens. Anything downstream of a closed valve cannot flood the house.
Do I need a compressor, or can I just drain the lines?
Most Utah systems need air. Manual-drain and auto-drain systems will gravity-drain if the installer actually sloped them for it, but most don't drain reliably on their own, and the water left behind is precisely what breaks fittings.
If you do it yourself, pressure matters more than volume. Irrigation manufacturers publish a maximum blowout pressure for their components, and exceeding it destroys fittings, cooks seals, and can launch a head hard enough to injure someone — so look up the spec for your system instead of opening up a shop compressor and hoping. Don't push air through the backflow preventer, run each zone only until it's producing mist instead of water, and wear eye protection. If that's more risk than you want to own, it's an inexpensive job to hand off.
What's different about secondary (pressurized) irrigation?
Much of the Wasatch Front waters lawns with secondary water — untreated pressurized irrigation on its own line, separate from culinary water. Secondary systems change the fall picture in two ways.
First, secondary water gets shut off for the season on a schedule you don't control — and that shutoff is not the same thing as your system being winterized. Water stays in your lines and in your backflow after the pressure goes away. The blowout still has to happen, and the indoor valve still has to be closed.
Second, secondary water carries debris that treated water doesn't — sand, silt, and organic material that settles into valves and screens across the season. A fouled valve is one that may not seat fully when you want it closed. Fall is the right time to pull and clean the filter and screens, before they're frozen in place.
The fall irrigation checklist
- Close the irrigation supply valve inside the house — garage, crawl space, or basement utility room. Find it now, not during the emergency.
- Blow out the zones with a properly regulated compressor, or schedule a contractor.
- Drain the backflow preventer. Open both test cocks and leave the ball valves at roughly 45 degrees, so any water that remains has somewhere to expand.
- Insulate the backflow assembly, or remove it for the winter if yours is built to come off.
- Set the controller to off — or the seasonal-off setting — so it can't energize a valve on a warm February afternoon and refill a line you already drained.
- Disconnect every garden hose. A hose left connected traps water in the bib and the wall cavity behind it. It's the most common freeze-burst we see and it takes thirty seconds to prevent — more on that in preventing frozen pipes and winter water damage in Utah.
- Walk the crawl space. If any irrigation run passes through it, look for insulation gaps and open vents blowing freezing air directly across the pipe.
Does homeowners insurance cover freeze damage from a sprinkler system?
More often than homeowners assume — and what usually decides it is how far the break was from the house.
When the failure is close to the house, or it's the pipe coming out of the house that burst, carriers pay a lot of the time. The water leaves a plumbing system and reaches the structure directly, which is the sudden and accidental discharge a standard policy is built to cover. Not every time, and not with every carrier — but often enough that "it was the sprinklers, so it won't be covered" is the wrong assumption to file the whole thing under.
When the break is well away from the house and the water travels through the ground to get there, expect a denial. Once water moves through soil before reaching the foundation it stops reading as a plumbing discharge and starts reading as groundwater or surface water, which a standard policy excludes the same way it excludes seepage and flooding. Distance is what drives that decision, not the fact that a sprinkler line failed.
Two things hold either way. Damage to the irrigation system itself — cracked backflow, split laterals, broken heads — is generally the homeowner's cost, since buried outdoor plumbing is typically excluded or sharply limited. And vacancy is the exclusion that catches second homes: most policies won't pay freeze damage if the home was unoccupied and you failed to maintain heat or to shut off and drain the water.
All of which is why the location of the break is worth photographing before anyone repairs it — that detail is what the coverage decision turns on. It already burst. Now what?
- Shut off the water at the main. If you can't tell where the break is, don't stop at the irrigation valve.
- Kill power at the breaker to any wet area before you step into it.
- Photograph everything before anything moves — wide shots of the room and close-ups of the failed component.
- Get the water out fast. Garages, crawl spaces, and utility rooms have poor airflow and dry slowly, and mold gets going in 24 to 48 hours.
