What makes a job cost more
- Type of water. Clean water from a supply line is the cheapest to handle. Gray water (washing machine, dishwasher) needs more cleaning. Sewage is Category 3 and requires containment, protective gear and removal of porous materials like carpet and pad, so it lands at the top of every range.
- How long it sat. Water that sits more than a day or two wicks higher into drywall and can turn clean water into a contamination problem. Fast calls are cheaper calls.
- What got wet. Carpet pad usually can’t be saved. Water under LVP or inside wall cavities needs specialty drying equipment.
- Drying time. Most jobs dry in 3–5 days. Every extra day adds equipment and a monitoring visit.
- After hours. Night and weekend call-outs cost $50 more than business hours.
How we size the drying setup
For each wet room, we typically start with 1 dehumidifier and 5 air movers, then adjust based on daily moisture readings. A room drying for 3 days at that setup costs about $600–$700 in equipment, plus monitoring visits.
What’s not included
These prices cover mitigation: stopping the damage, drying the structure and removing what can’t be saved. Putting the home back together (new drywall, flooring, cabinets, paint) is reconstruction and is quoted separately. You can choose any contractor for that work.
Insurance
If your loss is covered by your policy, your insurer generally pays for mitigation minus your deductible. Coverage depends on your policy and the cause of the damage, so call your insurer early. Insurance jobs are priced in Xactimate, the estimating software insurers use, and your adjuster reviews that estimate, so the final insurance figure can differ from the standard rates on this page. The Utah Insurance Department explains the claims process at insurance.utah.gov.

FAQ
Is the inspection really free?
Yes. Moisture mapping with meters and thermal imaging is free. You’ll see what’s wet and what drying will involve before any work starts.
Do your prices include labor?
Yes. Every price on this page includes our technicians’ labor.
Why do online averages look different from your prices?
National cost sites average together every kind of job, from a wet rug to a flooded house, and often mix mitigation with rebuild. Our numbers are broken down by job type and cover mitigation only.
How long does drying take?
Most jobs are dry in 3–5 days. We check moisture daily and remove equipment once materials reach normal dry levels.
Do I have to use the company my insurer recommends?
Generally, no. Homeowners can usually choose their own restoration company. Check your policy and ask your insurer if you’re unsure.
