This Murray job ran in the order that keeps a scope defensible: document first, demolish second.
Ceiling staining and spotting had appeared in two bathrooms. Before anything was opened, both rooms were photographed, the affected areas mapped against the shower and light fixture locations, and the rooms measured and diagrammed.
The order is the point. A scope written after demolition is a description of what somebody already tore out, and it asks a property owner and an adjuster to take that on faith. A scope developed from a mapped and measured condition can be read before the work starts and checked against the building afterward — by anybody, including someone who was never on site.
With that record in hand, the material carrying suspected growth was removed from both bathrooms and the exposed surfaces were treated with antimicrobial. Nothing was sampled, so nothing here identifies what the growth was — only what was visible, and what was done about it.
