An exterior hose bib failed on a South Jordan home and water worked its way into the finished basement below. The loss was reported after hours, and that detail mattered more than anything else about this job: a crew and equipment were on site the same night rather than the next morning.
Two adjoining spaces were affected, a basement bedroom and the great room beside it, each roughly half wet. The bedroom carried a higher class than the great room, which meant the two rooms needed different amounts of airflow rather than one blanket equipment set.
Because the rest of the basement was finished and dry, containment went up before any demolition started, so the work stayed inside the affected rooms instead of spreading dust and moisture through the rest of the level.
A dry standard was established from unaffected material, and four separate locations — the closet, the window wall, the back wall, and the shared wall — were read against it every day rather than spot-checked at the end.
