Who It’s For

Who Is This Page For?

This page is for the people responsible for the building: property managers, landlords, HOA boards, and owners of rental homes. If you’re a tenant with mold your landlord hasn’t fixed, start with our guide for tenants, which covers Utah’s rules on written notice and repairs.

How We Work

How Does Keystone Restoration Work With Property Managers on Mold?

Multifamily mold jobs run on the property manager’s process, not ours. In practice:

  • You control resident communication. On multifamily jobs we don’t communicate directly with tenants. Notices, scheduling, and access go through you or your on-site team, so residents hear one consistent message.
  • One point of contact. We report to the person you designate, with scope, schedule, and progress updates.
  • Documentation you can file. Moisture readings, photos, and video before, during, and after, plus a written scope. That record is useful for owners, insurance, and your own files.
  • Priority response. We have priority service agreements with several multifamily property managers. Response is typically within 30 minutes in Salt Lake County and 45 minutes in Davis, Utah, Summit, and Wasatch Counties. Learn more on our property managers and multifamily page.

The Cause

What Causes Mold in Apartments and Rental Units?

The same moisture sources as any home, with a few that are more common in multifamily buildings:

  • Leaks from the unit above. A tub overflow, toilet supply line, or washer hose upstairs often shows up as mold in the ceiling or walls below.
  • Shared plumbing walls and chases. Slow leaks in stacked plumbing can wet several units before anyone sees it.
  • Bathrooms and windows. Exhaust fans that don’t move enough air, and winter condensation on windows, especially in smaller units with more people.
  • Turnover surprises. Mold found under carpet, behind appliances, or inside cabinets when a unit is vacated.

The EPA says water-damaged areas should be dried within 24 to 48 hours to prevent mold, which is why the speed of the first call matters in a building with shared walls.

The Work

How Is Mold Remediated in an Occupied Building?

  • Inspect and map the moisture in the affected unit and, where needed, adjacent units, using commercial moisture meters and thermal cameras.
  • Contain the work area with plastic barriers and negative air pressure under HEPA filtration, so the work doesn’t spread spores into hallways or neighboring units.
  • Remove what can’t be cleaned (drywall, insulation, carpet pad), and HEPA-vacuum, clean, and treat the framing and hard surfaces.
  • Dry the structure and record the readings.
  • Clean ducts if needed. Keystone Restoration cleans ductwork in-house.

Most mold jobs take 1 to 3 days. After the work, the area airs out for an hour or two before anyone goes back in. Whether residents stay, move temporarily, or move to another unit is your decision; we’ll tell you what the work involves so you can plan. If contents need to be moved out of the way, we can pack them out; we don’t do contents cleaning. Rebuilds are handled by our sister company Keystone BuildWorks, a licensed and insured contractor, so the unit goes from mitigation to rent-ready as one coordinated job. For odor, we use both chlorine dioxide and ozone, depending on the situation.

Testing

Should the Unit Be Tested Before or After Remediation?

Testing happens before remediation, when it helps set the scope or you need documentation. The EPA says that in most cases, if visible mold growth is present, sampling is unnecessary. It also notes that no federal limits exist for mold or mold spores. We don’t do post-remediation testing on our own jobs, because grading our own work would be a conflict of interest. If your owner, attorney, or a resident wants clearance testing, hire an independent tester; we’ll share our documentation with them. See mold testing and inspection.

First Steps

What Should a Property Manager Do First When Mold Is Reported?

  1. Stop the water. Shut off the leaking fixture or supply, and check the unit above or beside it.
  2. Document the report. Note the date, unit, and what was reported, and take photos.
  3. Don’t let maintenance scrub or paint over it. Covering mold hides the problem and destroys evidence of the cause and extent.
  4. Call for an inspection. We’ll map the moisture and give you a scope you can approve.
  5. Plan resident communication. You decide what residents are told and when; we’ll give you the facts you need.

The EPA treats mold areas larger than about 10 square feet as more than a do-it-yourself cleanup.

Direct Insurance Billing

Who Pays for Mold Remediation in a Rental?

That depends on the cause, the lease, and the owner’s policy. Coverage depends on your policy, so check it or ask your agent. Mold following a sudden, covered water loss may be handled differently from mold caused by a long-term leak or humidity. See does insurance cover mold. If it is a covered loss, we bill the carrier directly. For price ranges, see the mold remediation cost guide.

One call to (801) 948-2501 and the paperwork is our problem, not yours.

Turnovers

How Do Rental Turnovers and Mold Fit Together?

Turnover is when hidden mold often gets found: under old carpet, behind a refrigerator or washer, inside a sink cabinet, or around a window that was kept covered. Finding it at turnover gives you the best chance to deal with it while the unit is empty. We inspect, write a scope, and remediate. Keystone BuildWorks then handles drywall, flooring, cabinets, or paint, so the unit gets back on the market as one job instead of several trades.

A documented scope with photos, video, and moisture readings also helps if a deposit, insurance, or lease question comes up later. It shows what was found, where the moisture came from, and what was done.

Straight Answers

Rental and Apartment Mold Questions, Answered

Do you talk directly with tenants?

No. On multifamily jobs, the property manager controls resident communication. We coordinate access, scheduling, and updates through you or your designated contact.

Do residents have to move out during mold remediation?

It depends on the size and location of the work. The work area is contained and kept under negative air pressure, most jobs take 1 to 3 days, and the area airs out for an hour or two before re-entry. Whether residents stay or relocate is the property manager’s decision.

How fast can you respond to a mold or leak call at an apartment building?

Typically within 30 minutes in Salt Lake County and 45 minutes in Davis, Utah, Summit, and Wasatch Counties. We have priority service agreements with several multifamily property managers.

Can you handle the rebuild so the unit is rent-ready?

Yes. Our sister company Keystone BuildWorks, a licensed and insured contractor, handles rebuilds as one coordinated job after remediation.

Do you provide clearance testing after the job?

No. We don’t do post-remediation testing on our own jobs because it would be a conflict of interest. An independent tester is the right option, and we’ll share our documentation with them.
