What to look for
- Find the source first: roof, ice dam, upstairs bathroom or HVAC
- Check the attic insulation and ceiling cavities for moisture
- Look for hidden mold if the leak has been slow
- Use a roofer or plumber for the source and a restoration company for the drying

What this means for your situation
A ceiling stain means water has already soaked the drywall and insulation above it. If the leak came from the roof, a roofer has to fix it. Keystone Restoration dries and mitigates the ceiling and wall damage. Slow, long-term leaks raise the chance of mold [EPA], so mold assessment matters too. Keystone Restoration is an IICRC Certified Firm, and its owner holds the AMRT (mold) certification. Before the next storm season, roof, gutter and downspout prep for Utah winters covers the maintenance that keeps runoff off the roof edge and out of the ceiling.
Roof leak or upstairs leak: what happens to the ceiling
Ceiling water damage usually comes from one of two places: the roof or a plumbing leak on the floor above.
Roof leaks. In Keystone Restoration's experience, a roof leak usually comes from a lost shingle or failed flashing. Water gets past the roof, soaks into the insulation and drywall, and shows up as a stain or a drip. The roof itself is repaired by a roofer. Keystone Restoration dries and removes the water-damaged materials inside.
Upstairs bathroom leaks. The most common bathroom leak Keystone Restoration sees is a failed vanity drain, along with failed or cracked grout. Water from these leaks can run for a long time before it shows on the ceiling below.
What happens to the ceiling. Wet ceiling drywall almost always has to come down, usually after it starts sagging. A sagging ceiling is holding water and can fall. Stay out from under it and call for help.
Finding the wet areas. Keystone Restoration uses thermal cameras and commercial-grade moisture meters to trace where the water went in the ceiling and the walls, so nothing wet is closed back up.
Documentation. Take photos and video of the leak and the ceiling before anything is repaired. Keystone Restoration documents the damage for the adjuster as well, and bills the insurance company directly without billing the balance to the customer.
Drying typically takes 3 to 5 days. Rebuilding the ceiling is done by the separate sister company Keystone BuildWorks. Keystone Restoration is not a licensed contractor and does not do reconstruction itself.
Keystone Restoration in practice (first-hand)
- Recent job (Holladay): storm water came in through the roof. Keystone Restoration called a roofer it trusts to fix the roof, and the damage was handled before it got worse.
- Cause: ice dams are not the usual cause. Roof leaks are usually from a lost shingle or bad flashing.
- Ceilings: most Utah attics have insulation, so when the insulation gets wet the ceiling has to be cut out to remove it.
- Hidden leaks: found with thermal cameras and commercial-grade moisture meters.
- Most common bathroom leaks: a failed vanity drain, and failed or cracked grout.
- Reviews: no Google review mentions ceiling or roof leaks specifically, so no quote is shown here. Keystone Restoration shows 5.0 from 87 Google reviews as shown on 2026-10-29 (Google profile).
- Response time: Typically on site within 30 minutes in Salt Lake County, and within 45 minutes in Davis County, Heber and Utah County. Available 24/7.
- Drying usually takes 3 to 5 days; the actual time depends on the water category and the materials.
- Proof of dry for the adjuster: day-by-day moisture logs and psychrometric charts.
- Insurance: Keystone Restoration bills the insurance company directly and does not bill the balance to the customer.
